Are Builders Warming Up to Smaller Homes?

Competition is heating up among millennials and baby boomers for smaller, more affordable homes. But builders have been slow to meet demand. That may be showing signs of changing.

Home sizes are beginning to shrink, which may also help prices edge down, too.

“We are starting to see [smaller] starter homes come back,” says Rick Palacios Jr., director of research at John Burns Real Estate Consulting.

The uptick started slightly in mid-2016 as employment and wages rose.

More buyers are “now in that life stage of their early 30s [where] they’ve got a good job now, they’re getting married, they’re having kids,” Palacios says.

Some builders are heading farther from cities, where land is cheaper. Or they may construct more homes on smaller lots or build a line of attached townhouses.

“A builder can’t pay through the nose for land and then build a starter home on that land,” Palacios says. “It just doesn’t pencil out for them. [We’ve] started to see more builders gaining confidence in building lower-priced, smaller homes.”

Nearly 29 percent of the homes built between 2010 and 2015 were 3,000 square feet or more—hardly small by any standards. More builders focused on the high end of the market following the recession and built fewer smaller homes. Census data shows that 14.72 percent of new homes in the 1990s were between 1,000 and 1,499 square feet. Between 2010 to 2015, that percentage shrunk to 9.75 percent.

Robert Dietz, chief economist at the National Association of Home Builders, projects about 850,000 new homes will be constructed this year, even though the market could really support about 1.2 million new homes.

An uptick in smaller homes is “not something that can be fixed overnight,” he notes. “It’s going to take a while.”

Repair Walls to Give Rooms a Fresh Face

Sooner or later you’ll repair walls that make rooms look worn out. Erasing dings, dents, and scuffs is an easy fix. We’ll show you how.

Repair walls filled with dents, dings, and scuffs, and you’ll make rooms look young and fresh and maintain the value of your home. Fortunately, repairing walls is a good weekend warrior project. Here’s how to fix your home’s face in a hurry.

Patch Drywall to Smooth Walls

A putty knife, spackle, or joint compound can repair wall damage that ages a room.

Dents and dings: A quart of spackle ($11) and a putty knife can fill dozens of small wall indentations. Spackle adheres to painted walls better than joint compound, though it takes a bit longer to dry. Cut wall repair time by thoroughly wiping away excess spackle.

Fist-sized holes: Joint compound is your best bet when covering the mesh or drywall patches that cover big holes. You’ll need at least two thin coats of compound and fine grit sandpaper to blend repairs into the rest of the wall.

Nail pops: Nail pops travel in packs: Rarely do you see just one. To repair walls pocked with pops, hammer the popped nail back into the wall or pull it out with a needle-nose pliers; refasten the drywall to the nearest stud with a couple of screws, then fill dents with two or three coats of joint compound. Sand until smooth and flush with the rest of the wall, then repaint.

Remove Marks for a Clean Start

Microfiber cloths are little miracles that erase the evidence of a childhood well spent, drawing on and caroming off walls. To get rid of scuff marks and fingerprints:

  • Spray an all-purpose cleaner onto the cloth (never directly onto walls to avoid drips) and swipe the scuff. (Test a hidden spot to make sure the cleaner doesn’t take off paint with the mark.)
  • Pour a little dish soap onto a damp cloth and wipe the mark.
  • Dip a sponge into an earth-friendly and slightly abrasive paste of dish soap, baking soda, and water, and gently scrub grime.
  • To repair walls decorated with crayon marks, dab toothpaste onto a towel or toothbrush and scrub marks.
  • Use a Mr. Clean Magic Eraser ($3), the best instant wall cleaner around. Wet and wring the eraser before attacking scuffs.

Touch Up What You Can’t Wipe Out

Prepare for inevitable touch-ups by keeping leftover paint or at least recording the paint number and/or formula (paint names change). Don’t have the original? Scrape off a little and ask your paint store to match it.

For touch-ups, use the same type of brush or roller the original painter used. Feather the paint from the outside borders in.

If touch-ups stand out, paint the entire wall, making sure to paint corner to corner and avoid splatters onto the ceiling and adjacent walls.

The True Impact of Home Staging

Sixty-two percent of listing agents say professional staging decreases the amount of time a home spends on the market, while 40 percent of buyer’s agents say their clients are more willing to walk through a home that has been staged, according to the National Association of REALTORS®’ 2017 Profile of Home Staging.

“REALTORS® know how important it is for buyers to be able to picture themselves living in a home, and staging a home makes that process much easier for potential buyers,” says NAR President William E. Brown. “While all real estate is local and many factors play into what a home is worth and how much buyers are willing to pay for it, staging can be the extra step sellers take to help sell their home more quickly and for a higher dollar value.”

Thirty-one percent of respondents to NAR’s survey say staging increased the dollar value of a home they sold by 1 percent to 5 percent; 13 percent of respondents say it increased a home’s dollar value by 6 percent to 10 percent. Agents on both the buying and selling side agree that the living room is the most important part of a home to stage, followed by the master bedroom, kitchen, and outdoor space.

Thirty-eight percent of listing agents say they stage every one of their sellers’ homes before listing them. Fourteen percent say they will only stage homes that are difficult to sell, while 7 percent say they only stage homes in higher price brackets. However, 37 percent of listing agents say they do not stage homes at all before listing them. Instead, they say they make recommendations to sellers to declutter their homes and fix any issues.

Agents who stage say the seller pays for the staging 25 percent of the time, according to the survey. Twenty-one percent say they have provided funds to stage a home. Fourteen percent of agents say they offer home staging services to sellers.

Pulls and Knobs Open the Door to a New Look

Repair and replace door hardware that makes rooms look dingy and outdated. We’ll show you how door and cabinet pulls, knobs, and hinges can give your home new sparkle.

You can slam cabinet and bedroom doors only so many times before you have to repair and replace hardware that is loose, broken, or just plain old and tired. It doesn’t take a lot of time or money to tighten loose hardware, clean globs of paint off a hinge, or replace cabinet pulls to brighten any room in the house.

Repair and Replace Kitchen Cabinet Hardware

Replacing or repairing knobs and pulls on cabinets and drawers is a quick way to give your old kitchen a new look.

Cabinet hardware can be simple or ornate, and ranges from $1 a knob to $45 or more. Here’s your game plan:

  • Repair loose knobs and pulls by tightening holding screws, replacing stripped screws, or plugging gaps with wood filler applied with a putty knife.
  • Count the number of knobs or pulls you need before you head to the hardware store. Estimating will cost you time and money.
  • To replace pulls, which are attached to cabinets by a screw at each end, measure the distance between holes — not the length of pulls — to assure a perfect fit.
  • If you’re switching from a two-hole pull to a one-hole knob, choose hardware with back plates that cover door scratches and holes.

Tighten, Polish, or Replace Door Hardware

Nothing ages a room like a loose doorknob. You can tighten mortise-style doorknobs by simply tightening the setscrew on the side of the doorknob. For cylindrical doorknobs, you’ll need to take the doorknob apart.

Replace dated doorknobs with sleek door levers. For easiest installation, choose a lever handle lockset made by the same manufacturer. Prices range from $20 to $160.

Buy a commercial polish, such as Wright’s or Weiman, to make brass doorknobs shine. Warm water and a little dish soap or a homemade paste of equal parts vinegar and baking soda will scrub off dirt and make stainless steel and glass doorknobs sparkle.

Clean or Replace Door Hinges

Telltale paint on door hinges says someone did a sloppy job. To restore hinges, try these techniques:

  • Wash with sudsy hot water.
  • Scrub with a nylon brush or a toothbrush. A wire brush could damage the finish.
  • Brush on paint stripper that is safe for all surfaces.
  • Polish with beeswax furniture polish or brass polish.

5. Stop a Leaking Faucet

A dripping faucet can waste 5 gallons of water per day. If you can’t replace the faulty part immediately, tie a string around the faucet and let it fall into the drain: Dripping water will silently flow down the string.

6. Silence Door Squeaks

Take the squeak out of doors by lubricating top and bottom hinges with a little WD-40 or white lithium grease. If you don’t have any on hand, olive oil is a quick but temporary fix.

7. Turn Off the Main Water Line

5 Easy DIY Weekend Projects Under $300

Just another weekend? Not if you take advantage with one or more of these 5 great projects you can easily pull off for under $300.

Most of the cost of these DIY weekend projects is in the materials. The labor — that’s you — is free. All you need now are the hours.

But, hey, you’ve got two full days — plenty of time to be a superhero weekend warrior and grab some R&R.

Project #1: Add a Garden Arbor Entry

The setup: Install an eye-catching portal to your garden with a freestanding arbor. It’ll look great at the end of a garden path or framing a grassy area between planting beds.

Specs and cost: Garden arbors can be priced up to thousands of dollars, but you can find nice-looking kits in redwood, cedar, and vinyl at your local home improvement or garden center for $200 to $300. Typical sizes are about 7 feet high and 3 to 4 feet wide. You’ll have to assemble the kit yourself.

Tools:
 Screwdriver; cordless drill/driver; hammer; tape measure. Kits come pre-cut and pre-drilled for easy assembly, and usually include screws. If fasteners aren’t included, check the materials list before you leave the store.

Time: 3 to 5 hours

Project #2: Install a Window Awning

The setup: Summer is super, but too much sunlight from south- and west-facing windows can heat up your interiors and make your AC work overtime. Beat that heat and save energy by using an awning to stop harsh sunlight before it enters your house.

Specs and cost: Residential awnings come in many sizes and colors. Some are plastic or aluminum, but most are made with weatherproof fabrics. They’re engineered for wind resistance, and some are retractable. A 4-foot-wide awning with a 2.5-foot projection is $150 to $250.

Tools: Cordless drill/driver; adjustable wrench; tape measure; level. You can install an awning on any siding surface, but you’ll need a hammer drill to drill holes in brick. To prevent leaks, fill any drilled holes with silicone sealant before you install screws and bolts.

Time
: 3 to 4 hours

Project #3: Screen Off Your Air Conditioner from View

The setup: Air conditioning is great, but air conditioner condensers are ugly. Up your curb appeal quotient by hiding your AC condenser or heat pump unit with a simple screen.

Specs and costs: An AC screen is typically three-sided, about 40 inches high, and freestanding — you’ll want to be able to move it easily when it comes time to service your HVAC. For about $100, you can make a screen yourself using weather-resistant cedar or pressure-treated wood to build three frames, and filling each frame with plastic or pressure-treated lattice.

Or, buy pre-made fencing panels. A 38-inch-by-38-inch plastic fencing panel is about $50.

Tools: Hammer; saw; cordless drill/driver; measuring tape; galvanized wood screws.

Time: Build it yourself in four to six hours. Install pre-made fencing in one to two hours.

Project #4: Add Garage Storage

The setup: Shopping for garage storage solutions is definitely a kid-in-the-candy-store experience. There are so many cool shelves, hooks, and hangers available that you’ll need to prioritize your needs. Take stock of long-handled landscape tools, bikes, paint supplies, ladders, and odd ducks, such as that kayak. Measure your available space so you’ll have a rough idea of where everything goes.

Specs and cost: Set your under-$300 budget, grab a cart, and get shopping. Many storage systems are made to be hung on drywall, but hooks and heavy items should be fastened directly to studs. Use a stud finder ($20) to locate solid framing.

If your garage is unfinished, add strips of wood horizontally across studs so you’ll have something to fasten your storage goodies to. An 8-foot-long 2-by-4 is about $2.50.

Tools: Cordless drill/driver; hammer; level; measuring tape; screws and nails.

Time: This is a simple project, but not a fast one. Figure six to 10 hours to get everything where you want it, plus shopping. But, oh the fun in putting everything in its place!

Project #5: Edging Your Garden

The setup: Edging is a great way to define your planting beds, corral garden mulch, and to separate your lawn from your garden or patio.

Specs and cost: Wood and metal edging looks like tiny fencing; they’re 4 to 6 inches high. Some include spikes that hold the edging in position; other types must be partially buried. Cost is $1 to $5 per foot.

Plastic edging can be molded and colored to mimic brick, wood, and stone. About $20 for 10 feet.

Concrete edging blocks are smooth, or textured to resemble stone. $15 to $25 for 10 feet.

Real stone edging is installed flush with the surrounding grade in a shallow trench on a bed of sand, so digging is required. Stone is sold by the ton and prices vary by region. You’ll need about one-third of a ton of flagstone to make an 8-inch-wide edging 50 feet long, costing $150 to $200.

Tools: Shovel; wheelbarrow; tin snips (for cutting plastic edging); work gloves.

Time: Pre-made edging will take two to three hours for 50 feet; stone will take six to 10 hours.

What Owners Want in Kitchen Remodels

Kitchen revamps tend to be one of the most popular home remodeling projects. About 10.2 million American households tackled a kitchen remodel or replacement work in 2015, according to a recent report from the National Kitchen & Bath Association. Homeowners tend to want new flooring, countertops, cabinets, sinks, and faucets in their kitchen remodels.

Also, “more homeowners are incorporating smart technology using the Amazon Echo or Google Home to connect to their appliances for cost savings, energy efficiency, and convenience,” says Elle H-Millard, who specializes in kitchen and bathroom trends at the NKBA.

The majority of homeowners aren’t spending big bucks in their renovations. Forty-one percent of homeowners’ work in their kitchen remodels was devoted to replacement projects costing less than $1,500. Twenty-two percent of respondents say they had minor remodeling done, between $1,500 to $5,000; 18 percent of homeowners had major remodels completed that cost between $5,000 to $10,000; and 19 percent completely remodeled their kitchens, spending more than $10,000.

Nearly 80 percent of homeowners who underwent a complete kitchen renovation spent on new appliances, according to the NKBA. Refrigerators were the top appliance replaced, followed by range ovens and dishwashers.

As for countertops, homeowners still largely prefer granite, followed by laminate at 23 percent and marble at 19 percent.

Homeowners still say they like wood flooring best too, but they weren’t as likely to splurge on real hardwood flooring for their kitchen renovations, according to the NKBA’s survey. Laminate flooring was the most popular material in the kitchen at 32 percent, with ceramic and stone tiles following closely at 31 percent; both are often designed to mimic wood. Actual wood, meanwhile, was chosen by 18 percent of survey respondents.

“Wood has that timeless feel,” says H-Millard. But “porcelain tile would be much more durable than wood, [and] laminate would be much more cost-effective.”

Sinks were another popular area of kitchen renovations. Stainless steel is the most popular option at 72 percent, but 9 percent of homeowners opt for enameled cast-iron sinks.

First impressions count — not just for your friends, relatives, and the UPS guy, but for yourself. Whether it’s on an urban stoop or a Victorian front porch, your front door and the area leading up to it should extend a warm welcome to all comers — and needn’t cost a bundle.

Here’s what you can do to make welcoming happen on the cheap.

#1 Get Rid of Overgrowth

The path to your front door should be at least 3 feet wide so people can walk shoulder-to-shoulder, with an unobstructed view and no stumbling hazards. So get out those loppers and cut back any overhanging branches or encroaching shrubs.

#2 Light the Pathway

Landscape lighting makes it easy to get around at night. Solar-powered LED lights you can just stick in the ground, requiring no wiring, are surprisingly inexpensive. We found 8 packs for under $60 online. 

#3 Paint Your Door

Borrow inspiration from London’s lovely row houses, whose owners assert their individuality by painting their doors in high-gloss colors. The reflective sheen of a royal blue, deep green, crimson, or whatever color you like will ensure your house stands out from the pack.

#6 Add a Knocker

Doorbells may be the norm, but a hefty knocker is a classic that will never run out of battery life, and another opportunity to express yourself (whatever your favorite animal or insect is, there’s a door-knocker in its image).

#7 Plant Evergreens

Boxwoods are always tidy-looking, the definition of easy upkeep. A pair on either side of the door is traditional, but a singleton is good, too. About $25 at garden centers. In cold climates, make sure pots are frost-proof (polyethylene urns and boxes mimic terracotta and wood to perfection).

#8 Make Your House Numbers Stand Out

Is your house number clearly visible? That’s of prime importance if you want your guests to arrive and your pizza to be hot. Stick-on vinyl numbers in a variety of fonts make it easy, starting at about $4 per digit.

#9 A Nice Door Mat

A hardworking mat for wiping muddy feet is a must. A thick coir mat can be had at the hardware store for less than $20. Even fancier varieties can be found well under $50.

#10 Porch Lights

Fumbling for keys in the dark isn’t fun. Consider doubling up on porch lights with a pair of lanterns, one on each side of the door, for symmetry and twice the illumination. Many mounted lights are available well under $100.

#11 A New Mailbox

Mailboxes run the gamut from kitschy roadside novelties masquerading as dogs, fish, or what-have-you to sober black lockboxes mounted alongside the front door. Whichever way you go, make sure yours is standing or hanging straight, with a secure closure, and no dings or dents. The mail carrier will thank you.

Lawn Aeration: Give Your Grass a Breath of Fresh Air

Lawn aeration brings oxygen, water, and nutrients directly to grass roots, which helps make your lawn green and lush. It’s a critical part of spring and fall lawn care and gives roots the vital boost they need.

Here’s how:

Lawn Aeration Basics

Lawn aeration pulls 2- to 8-inch soil “plugs” out of the ground, leaving holes that allow water, air, and nutrients to reach grass roots, and lets new seed germinate in a cool, moist environment. Hard clay soils need to be aerated more often than sandy soil. A soil test will tell you what type of soil you have.

John Dillon, who directs lawn care at New York City’s Central Park, says aeration helps lawns by:

  • Allowing oxygen to reach the root zone, which invigorates lawns
  • Relieving compaction by allowing established grass and seed to spread into plug holes
  • Controlling thatch buildup
  • Reducing water runoff

Aeration Tools

You can aerate by hand with an aerating tool ($20), which looks like a pitchfork with two hollow tines. Step on the tool’s bridge and drive the hollow tines into the earth. It’s slow-going, but good for spot aerating small patches of lawn.

You also can buy an aeration attachment ($60) for your garden tiller, but the tool slices the lawn and doesn’t actually remove plugs.

Most lawn aeration is done with a self-propelled machine known as a core aerator. About the size of a large lawn mower, a core aerator has hollow tines or spoons that rotate on a drum, removing soil plugs as you guide it from behind. This tool is available at most garden or rental centers for $15 to $25 per hour. Plan two to four hours to aerate an average quarter-acre suburban lot.

Timing is Everything

Aerate after the first frost has killed weeds, but before the ground has become too hard. It’s a good idea to spread grass seed after you aerate, so make sure you’re still able to water your lawn for two weeks after you aerate, which will help the seed to germinate.

Adria Bordas, a Fairfax County Virginia extension agent, says lawns with a lot of foot traffic should be aerated twice a year — March through April, and mid-August through October.

Boxwoods are always tidy-looking, the definition of easy upkeep. A pair on either side of the door is traditional, but a singleton is good, too. About $25 at garden centers. In cold climates, make sure pots are frost-proof (polyethylene urns and boxes mimic terracotta and wood to perfection).

8. Numbers Game.

Is your house number clearly visible? That’s of prime importance if you want your guests to arrive and your pizza to be hot. Stick-on vinyl numbers in a variety of fonts make it easy, starting at about $4 per digit.

9. Foot Traffic.

A hardworking mat for wiping muddy feet is a must. A thick coir mat can be had at the hardware store for less than $20. Even fancier varieties can be found well under $50.

10. Go for the glow.

Fumbling for keys in the dark isn’t fun. Consider doubling up on porch lights with a pair of lanterns, one on each side of the door, for symmetry and twice the illumination. Many mounted lights are available well under $100.

11. Snail Mail.

Mailboxes run the gamut from kitschy roadside novelties masquerading as dogs, fish, or what-have-you to sober black lockboxes mounted alongside the front door. Whichever way you go, make sure yours is standing or hanging straight, with a secure closure, and no dings or dents. The mail carrier will thank you.
